Flat rooflights in Swansea: what is involved?
For Swansea homes and buildings we offer flat rooflights: fixed double or triple glazed rooflights for flat roofs and extensions. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Welsh planning rules exclude rooflights from permitted development in conservation areas and National Parks, so we check the designation before quoting. Flat rooflights suit kitchen extensions, side returns and flat-roofed back rooms.
We cover all of Swansea and the SA1 district, and nearby Briton Ferry and Gorseinon.
Choices for your Swansea project
- Integral or fitted blinds
- Frame colours: anthracite, black, white or RAL
- Rain sensor if paired with an opening unit
- Square, rectangular or long-format sizes
- Double or triple glazing
- Fixed units are simple, quiet and low-maintenance
- Even, top-down daylight across the whole room
What to check first
- New openings in an existing roof need a structural check on joists
- Needs a properly formed upstand — usually at least 150 mm above the finished roof surface (check the manufacturer's figure)
Do you need permission in Swansea?
In Wales a rooflight on a house is usually permitted development if it stands no more than 15 cm proud of the roof, except on protected land such as conservation areas and National Parks, where permission is needed. Listed buildings need listed building consent from the council, and flats have no householder permitted development rights.
Welsh Building Regulations expect new or replacement rooflights to reach 2.2 W/m²K and roof windows 1.4 W/m²K or a Band B rating. Wales also has its own overheating rules (Part O) for new homes, in force since November 2022.
See our building regulations guide for U-values, glazing limits and self-certification.

What happens next
- Tell us what you have. Send the SA1 postcode, a rough size and a couple of photos.
- Survey. We measure the opening, check the roof build-up and agree the options.
- Agree the quote. You approve the specification and price before anything is ordered.
- Fitting and handover. We install, clean down and leave product and warranty documents.

Flat rooflights in Swansea: questions
How long does it take?
Fitting into a prepared upstand usually takes a day. Forming a new opening in an existing roof, including making good inside, is often two to three days.
Double or triple glazing?
Double glazing suits most domestic jobs. Triple glazing improves thermal performance and cuts noise from rain, which is worth it over bedrooms or where the energy calculation is tight.
Can a flat rooflight be walked on?
Not unless it is designed as a walk-on unit with structural laminated glass. A standard flat rooflight is for light only — if the roof is used as a terrace, choose a walk-on rooflight instead.
Will I need planning permission in Swansea?
Planning rules in Wales are tighter than in England for rooflights: Class C rights do not apply in conservation areas, National Parks or AONBs, so a rooflight there needs planning permission.
Can you work alongside my builder in Swansea?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
