Sun tunnels & tubular skylights for Highgate: the essentials
Our sun tunnels & tubular skylights service in Highgate covers light pipes that bring daylight to halls and bathrooms with no window. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Party walls are a fact of life in London terraces, and rooflights close to a shared wall need detailing that keeps the neighbour's side dry too. In Highgate, as anywhere, sun tunnels & tubular skylights are the usual choice for small internal rooms where a full rooflight will not fit.
We work across Greater London, including Highgate, and in neighbouring towns such as Hampstead and Kilburn. Access, parking and how the glass reaches the roof are all checked at the survey.
What you can choose
- Pitched or flat-roof flashings
- Rigid (brighter) or flexible tubes
- Insulated tube sections
- Integrated electric light
- Diffusers in several sizes
- Rigid or flexible tubes for awkward lofts
- Low maintenance
Things we check at survey
- Tube runs need insulation in cold lofts to limit condensation
- Light output falls with tube length and bends
Do you need permission in Highgate?
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
See our building regulations guide for U-values, glazing limits and self-certification.

Sun tunnels & tubular skylights in Highgate: questions
Do sun tunnels need planning permission?
Usually not on a house, provided the dome does not project too far and the property is not listed. Check if you live in a conservation area or a flat.
Can it work at night?
Some models include a light fitting in the diffuser.
Rigid or flexible tube?
Rigid tubes carry much more light. Flexible tubes are easier where the loft is cluttered, but lose light faster.
Can you work alongside my builder in Highgate?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
Do I need to be at home for the survey in Highgate?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
