Sun tunnels & tubular skylights in Greater London: the essentials
Our sun tunnels & tubular skylights service in Greater London covers light pipes that bring daylight to halls and bathrooms with no window. We survey every job before fixing the price.
Mansard and loft conversions are common across London, and roof windows are often set out alongside dormers on the rear slope. Victorian and Edwardian terraces with narrow side returns are typical of much of London, and a glass roof or long flat rooflight is the usual way to keep the back rooms bright once the return is built over.

Planning and building rules in England
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

Common questions
Can it go through a flat roof?
Yes, with a flat-roof flashing and upstand.
Can it work at night?
Some models include a light fitting in the diffuser.
How much light does a sun tunnel give?
A good rigid tunnel on a bright day lights a hallway well. Output depends on tube diameter, length and the number of bends.
Rigid or flexible tube?
Rigid tubes carry much more light. Flexible tubes are easier where the loft is cluttered, but lose light faster.
Will I need planning permission in Greater London?
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line.
