Flat rooflights in Walthamstow: what is involved?
Our flat rooflights service in Walthamstow covers fixed double or triple glazed rooflights for flat roofs and extensions. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Mansard and loft conversions are common across London, and roof windows are often set out alongside dormers on the rear slope. Flat rooflights suit landings, bathrooms and rear extensions with flat roofs.
We work across Greater London, including Walthamstow, and in neighbouring towns such as Leytonstone and Tottenham. Access, parking and how the glass reaches the roof are all checked at the survey.
Specification options
- Frame colours: anthracite, black, white or RAL
- Insulated kerb or timber upstand built to suit
- Solar-control or self-cleaning outer pane
- Plastered or lined internal reveal
- Double or triple glazing
- Inner pane laminated for safety overhead
- Even, top-down daylight across the whole room
Before you order: points to check
- Needs a properly formed upstand — usually at least 150 mm above the finished roof surface (check the manufacturer's figure)
- The roof membrane must be dressed up the upstand before the unit goes on
Consents for flat rooflights in Walthamstow
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
See our building regulations guide for U-values, glazing limits and self-certification.
What do flat rooflights cost in Walthamstow?
These are typical supply-and-fit ranges. For an address in Walthamstow, scaffold, a hoist for heavy glass, or a new structural opening can move the figure, which is why we survey first.

Common questions
Can you fit into my existing flat roof?
Yes. We form a new opening, trim the joists, build and waterproof an upstand and make good the ceiling. A survey confirms the joist direction and roof build-up first.
How long does it take?
Fitting into a prepared upstand usually takes a day. Forming a new opening in an existing roof, including making good inside, is often two to three days.
Do flat rooflights leak?
A well-fitted flat rooflight should not leak. Leaks almost always come from the upstand or membrane detailing, not the glass unit, which is why the upstand height and the way the roof covering is dressed up and under the frame matter more than the brand.
Is the survey in Walthamstow free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
Can you work alongside my builder in Walthamstow?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
