Flat rooflights for Andover: the essentials
We handle flat rooflights across Hampshire, including Andover. In short: fixed double or triple glazed rooflights for flat roofs and extensions. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
Larger gardens in much of the South East mean deeper rear extensions, and deeper rooms need light from above rather than only from the doors. In Andover, as anywhere, flat rooflights are the usual choice for kitchen extensions, side returns and flat-roofed back rooms.
From Andover to Winchester, Newbury and Salisbury, the same survey-first process applies: measure, specify, fix the price, then fit.
Specification options
- Rain sensor if paired with an opening unit
- Square, rectangular or long-format sizes
- Plastered or lined internal reveal
- Integral or fitted blinds
- Solar-control or self-cleaning outer pane
- Slim sightlines from inside — mostly glass, little frame
- Inner pane laminated for safety overhead
Before you order: points to check
- Rooflights count toward glazing in an extension, which matters for Building Regulations energy and overheating rules
- New openings in an existing roof need a structural check on joists
Planning, building control and Andover
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. In an extension, glazing including rooflights is normally limited to 25% of the new floor area plus any windows or doors the extension covers, unless a whole-house calculation shows otherwise.

Flat rooflights in Andover: questions
Will it make the room too hot?
A big unglazed-to-sky area can add solar gain in summer. Solar-control glass, a blind, or pairing a fixed unit with an opening one keeps it comfortable.
How long does it take?
Fitting into a prepared upstand usually takes a day. Forming a new opening in an existing roof, including making good inside, is often two to three days.
Can you fit into my existing flat roof?
Yes. We form a new opening, trim the joists, build and waterproof an upstand and make good the ceiling. A survey confirms the joist direction and roof build-up first.
Will I need planning permission in Andover?
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof.
Is the survey in Andover free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
