Electric opening rooflights in Cambridge: what is involved?
For Cambridge homes and buildings we offer electric opening rooflights: hinged rooflights that open on an electric actuator for fresh air. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Coastal towns in the East of England see salty air, so we specify frame finishes and fixings with exposure in mind. Electric opening rooflights suit kitchens, bathrooms and bedrooms that need fresh air as well as light.
From Cambridge to St Ives, Newmarket and Ely, the same survey-first process applies: measure, specify, fix the price, then fit.

Planning, building control and Cambridge
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. In an extension, glazing including rooflights is normally limited to 25% of the new floor area plus any windows or doors the extension covers, unless a whole-house calculation shows otherwise.
Read the planning permission guide before you commit to a design.

Questions about electric opening rooflights in Cambridge
Is it secure when open?
An opening rooflight is a vent, not an access hatch, so the gap is small. For security, close it when the house is empty — a rain sensor does not lock the unit.
What happens if it rains while it is open?
With a rain sensor fitted, the actuator closes the lid automatically when the sensor detects water. Without one, the lid stays where you left it, which is why we recommend the sensor on any unit over a kitchen or bedroom.
Can it open in a power cut?
Most electric units stay where they are during a power cut. Some manufacturers offer a manual override or battery backup — we will tell you which option the chosen model has.
Is the survey in Cambridge free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
How do I book a survey in Cambridge?
Send your postcode and, if you can, a photo of the roof and the room. We offer a survey date when we reply.
