Hinged roof access rooflights in Enniskillen: what is involved?
Our hinged roof access rooflights service in Enniskillen covers hinged glazed hatches over a stair or ladder for roof terrace access. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Northern Ireland has a mix of terraces, bungalows and rural farmhouses, and rooflights are a common upgrade when extending. Hinged roof access rooflights suit occasional roof access that also lights the stair.
Enniskillen is the main town we list in County Fermanagh; we also cover nearby Omagh and Strabane.
Specification options

Planning, building control and Enniskillen
Northern Ireland's householder permitted development allows rooflights within limits — no more than 15 cm projection on road-facing slopes and a 0.5 m margin from ridge, eaves and party walls. A side-facing window within 15 m of a neighbouring boundary must be obscure-glazed, and non-opening unless the opening part is more than 1.7 m above the floor.
Northern Ireland's energy rules assess rooflight U-values in the vertical position — unlike England and Wales — and expect 1.6 W/m²K or Band C for replacements. Extensions follow a 25% glazing allowance in Technical Booklet F1.
Read the planning permission guide before you commit to a design.

Hinged roof access rooflights in Enniskillen: questions
Can it replace an old loft hatch?
Where there is a flat roof above, yes. On a pitched roof, an access roof window is the equivalent.
Can it be opened from the roof?
Many units have an external handle or key for opening from outside. If you need that, tell us at survey.
Electric or manual?
Gas-strut hatches are simple and reliable. Electric hatches suit heavier lids, wider openings and anyone who would struggle to push a lid up.
Can you work alongside my builder in Enniskillen?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
Do I need to be at home for the survey in Enniskillen?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
