Hinged roof access rooflights in Bridlington: what is involved?
We handle hinged roof access rooflights across the East Riding of Yorkshire, including Bridlington. In short: hinged glazed hatches over a stair or ladder for roof terrace access. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
Many Yorkshire homes have had kitchen extensions with flat roofs, where a larger glass rooflight is a straightforward upgrade from an old dome. In Bridlington, as anywhere, hinged roof access rooflights are the usual choice for occasional roof access that also lights the stair.
We work across the East Riding of Yorkshire, including Bridlington, and in neighbouring towns such as Hornsea and Scarborough. Access, parking and how the glass reaches the roof are all checked at the survey.

Planning, building control and Bridlington
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
See our building regulations guide for U-values, glazing limits and self-certification.

Common questions
Can it replace an old loft hatch?
Where there is a flat roof above, yes. On a pitched roof, an access roof window is the equivalent.
Is it secure?
Units lock from inside. As with any rooftop door, keep it locked when the house is empty.
Electric or manual?
Gas-strut hatches are simple and reliable. Electric hatches suit heavier lids, wider openings and anyone who would struggle to push a lid up.
Is the survey in Bridlington free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
Will I need planning permission in Bridlington?
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge.
