Hinged roof access rooflights for Sale: the essentials
We handle hinged roof access rooflights across Greater Manchester, including Sale. In short: hinged glazed hatches over a stair or ladder for roof terrace access. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
Rear kitchen extensions on North West semis often have small domes from decades ago that leak or have yellowed. Think of hinged roof access rooflights for occasional roof access that also lights the stair.
Neighbouring towns include Stretford (3 km) and Urmston (3 km). We offer a survey date when we reply to your enquiry.

Planning and building rules for Sale
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
See our building regulations guide for U-values, glazing limits and self-certification.

Common questions
Is it secure?
Units lock from inside. As with any rooftop door, keep it locked when the house is empty.
Electric or manual?
Gas-strut hatches are simple and reliable. Electric hatches suit heavier lids, wider openings and anyone who would struggle to push a lid up.
Does it let in as much light as a normal rooflight?
Yes — closed, it is a glazed rooflight. The frame is slightly deeper to carry the hinge and seals.
Will I need planning permission in Sale?
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge.
Can you work alongside my builder in Sale?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
