What do walk-on rooflights in Sale involve?
For Sale homes and buildings we offer walk-on rooflights: structural glass you can stand on, set flush into terraces and floors. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Rear kitchen extensions on North West semis often have small domes from decades ago that leak or have yellowed. In Sale, as anywhere, walk-on rooflights are the usual choice for roof terraces, balconies and floors above basements.
We work across Greater Manchester, including Sale, and in neighbouring towns such as Stretford and Urmston. Access, parking and how the glass reaches the roof are all checked at the survey.
Options we can specify in Sale
- Integrated in paving pedestals or a timber deck
- Anti-slip frit or etched top surface
- Internal floor panels between storeys
- Double or triple glazed with a structural top pane
- Fixed or with privacy interlayer
- Can also be used internally between floors
- Pairs with a sliding box unit for terrace access
What to check first
- Regular cleaning keeps the anti-slip finish effective
- Glass on roofs people can reach must not be fragile — check the non-fragility rating
Do you need permission in Sale?
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. In an extension, glazing including rooflights is normally limited to 25% of the new floor area plus any windows or doors the extension covers, unless a whole-house calculation shows otherwise.
Read the planning permission guide before you commit to a design.

Common questions
Will it sit flush with my paving?
Yes — the unit is set on its own upstand so the glass finishes level with the surrounding paving or decking.
Is the glass slippery?
Walk-on glass has an anti-slip finish, usually a ceramic frit or etched pattern. Like any outdoor surface it needs cleaning to stay effective.
How much weight can a walk-on rooflight take?
It depends on the model and size. Manufacturers state a design imposed load for each unit; we only specify a unit whose rating suits the use, such as a private terrace or a busier area.
Is the survey in Sale free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
Can you work alongside my builder in Sale?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
