Hinged roof access rooflights for Liverpool: the essentials
For Liverpool homes and buildings we offer hinged roof access rooflights: hinged glazed hatches over a stair or ladder for roof terrace access. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
The North West gets more rain than most of England, so upstand height, membrane detailing and rain sensors on opening units are not optional extras. Hinged roof access rooflights suit reaching a roof terrace, plant area or flat roof from a stair or ladder.
We cover all of Liverpool and the L1 district, and nearby Birkenhead and Wallasey.

Planning and building rules for Liverpool
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
See our building regulations guide for U-values, glazing limits and self-certification.

Hinged roof access rooflights in Liverpool: questions
How big does an access hatch need to be?
Big enough to climb through comfortably for the stair or ladder you have. For a stair, we size it to the stair width and the headroom; for occasional plant access a smaller hatch can work.
Is it secure?
Units lock from inside. As with any rooftop door, keep it locked when the house is empty.
Can it be opened from the roof?
Many units have an external handle or key for opening from outside. If you need that, tell us at survey.
Is the survey in Liverpool free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
Will I need planning permission in Liverpool?
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof.
