Hinged roof access rooflights in Maesteg: what is involved?
Our hinged roof access rooflights service in Maesteg covers hinged glazed hatches over a stair or ladder for roof terrace access. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Slate roofs, stone cottages and terraced valleys are typical across Wales, and slim rooflights that sit low in the slates suit them best. Think of hinged roof access rooflights for occasional roof access that also lights the stair.
We work across Mid Glamorgan, including Maesteg, and in neighbouring towns such as Port Talbot and Briton Ferry. Access, parking and how the glass reaches the roof are all checked at the survey.
What you can choose
- Rain sensor on electric versions
- Frame colour options
- Grab rail or handle inside
- Hinge side to suit the stair
- Double or triple glazing
- Lockable from inside
- Gas-strut or electric opening
Before you order: points to check
- Roof edges people reach may need guarding
- Electric versions need a supply and a safety check
Do you need permission in Maesteg?
In Wales a rooflight on a house is usually permitted development if it stands no more than 15 cm proud of the roof, except on protected land such as conservation areas and National Parks, where permission is needed. A side-facing rooflight within 10.5 m of the boundary must be obscure-glazed, and non-opening unless the opening part is more than 1.7 m above the floor.
Approved Document L in Wales (2022 edition) sets 2.2 W/m²K for rooflights, measured horizontally, and 1.4 W/m²K or Band B for roof windows in existing homes. A revised Welsh Approved Document L takes effect on 4 March 2027; rooflights in new dwellings stay at 2.2 W/m²K.
See our building regulations guide for U-values, glazing limits and self-certification.

Hinged roof access rooflights in Maesteg: questions
Is it secure?
Units lock from inside. As with any rooftop door, keep it locked when the house is empty.
Electric or manual?
Gas-strut hatches are simple and reliable. Electric hatches suit heavier lids, wider openings and anyone who would struggle to push a lid up.
Can it replace an old loft hatch?
Where there is a flat roof above, yes. On a pitched roof, an access roof window is the equivalent.
How do I book a survey in Maesteg?
Send your postcode and, if you can, a photo of the roof and the room. We offer a survey date when we reply.
Can you work alongside my builder in Maesteg?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
