Hinged roof access rooflights in Newtown: what is involved?
Thinking about hinged roof access rooflights in Newtown? The short answer: hinged glazed hatches over a stair or ladder for roof terrace access. The longer answer depends on your roof, which is why we survey before we price.
Wales sees a lot of wind-driven rain, particularly in the west, so upstand height and flashing laps matter more than anywhere. Typical uses for hinged roof access rooflights include reaching a roof terrace, plant area or flat roof from a stair or ladder.
Newtown is the main town we list in Powys; we also cover nearby Welshpool and Llandrindod Wells.
Choices for your Newtown project
- Double or triple glazing
- Grab rail or handle inside
- Hinge side to suit the stair
- Frame colour options
- Rain sensor on electric versions
- Roof access and daylight in one unit
- Suits stairs, ladders and plant access
What to check first
- Roof edges people reach may need guarding
- Electric versions need a supply and a safety check
Consents for hinged roof access rooflights in Newtown
Welsh householder permitted development (Class C) allows rooflights that project no more than 15 cm and sit no higher than the existing roof — but not in conservation areas, National Parks, AONBs or World Heritage Sites. Listed buildings need listed building consent from the council, and flats have no householder permitted development rights.
In Wales the limiting values are 2.2 W/m²K for a rooflight and 1.4 W/m²K (or WER Band B) for a roof window in an existing house. A revised Welsh Approved Document L takes effect on 4 March 2027; rooflights in new dwellings stay at 2.2 W/m²K.

Hinged roof access rooflights in Newtown: questions
Can it replace an old loft hatch?
Where there is a flat roof above, yes. On a pitched roof, an access roof window is the equivalent.
Electric or manual?
Gas-strut hatches are simple and reliable. Electric hatches suit heavier lids, wider openings and anyone who would struggle to push a lid up.
Can it be opened from the roof?
Many units have an external handle or key for opening from outside. If you need that, tell us at survey.
Will I need planning permission in Newtown?
In Wales a rooflight on a house is usually permitted development if it stands no more than 15 cm proud of the roof, except on protected land such as conservation areas and National Parks, where permission is needed.
Is the survey in Newtown free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
