What do pitched roof windows in Derby involve?
Thinking about pitched roof windows in Derby? The short answer: centre-pivot and top-hung skylights for tiled and slate roofs. The longer answer depends on your roof, which is why we survey before we price.
Midlands housing is a mix of Victorian terraces, inter-war semis and newer estates, and rear kitchen extensions with flat rooflights are a common upgrade. In Derby, as anywhere, pitched roof windows are the usual choice for lofts, attic rooms, landings and vaulted ceilings.
We cover all of Derby and the DE1 district, and nearby Belper and Ilkeston.

Do you need permission in Derby?
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
Read the planning permission guide before you commit to a design.

Common questions
Do I need planning permission for a roof window?
Often not, under householder permitted development, provided it does not project too far above the roof plane and conditions are met. Listed buildings, flats and some conservation areas are different. Our planning guide covers each nation.
Can a roof window be fitted from inside?
In most cases, yes — only the tiles around the opening are lifted, and much of the work is done from inside the loft.
Will it need building regulations approval?
Fitting a new roof window usually involves cutting rafters and changing the thermal envelope, so building control approval (or, in England and Wales, a competent-person route) is normally needed. We tell you which applies.
Do I need to be at home for the survey in Derby?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
Is the survey in Derby free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
