What are pitched roof windows?

Pitched roof windows in Greater London means centre-pivot and top-hung skylights for tiled and slate roofs. Every quote follows a survey of the roof and the room below.

Many London roofs are reached only through the house or over neighbouring property, so lifting heavy glass is planned at survey rather than on the day. Victorian and Edwardian terraces with narrow side returns are typical of much of London, and a glass roof or long flat rooflight is the usual way to keep the back rooms bright once the return is built over.

Planning and building rules in England

English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.

Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.

How the job runs

  1. Tell us about the roof. Send the postcode, rough sizes and a photo or two through the form, WhatsApp or the guide-price tool.
  2. Free survey. For new installations a surveyor measures the opening, checks the roof build-up and talks through glass and options.
  3. Fixed written quote. You get the product, the work and the price in writing. Nothing is ordered or paid for until you agree.
  4. Fitting and handover. We fit, seal and make good, then hand over product data, warranties and any certificate paperwork.

Common questions

Can a roof window be fitted from inside?

In most cases, yes — only the tiles around the opening are lifted, and much of the work is done from inside the loft.

Can you replace an old roof window?

Yes — replacement into the same opening is usually quicker than a new install, often a few hours per window.

Will it need building regulations approval?

Fitting a new roof window usually involves cutting rafters and changing the thermal envelope, so building control approval (or, in England and Wales, a competent-person route) is normally needed. We tell you which applies.

Can roof windows be electric?

Yes — electric and solar-powered models open by remote and many include rain sensors.

Do I need to be at home for the survey in Greater London?

Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
