How we approach pitched roof windows in London
Thinking about pitched roof windows in London? The short answer: centre-pivot and top-hung skylights for tiled and slate roofs. The longer answer depends on your roof, which is why we survey before we price.
Victorian and Edwardian terraces with narrow side returns are typical of much of London, and a glass roof or long flat rooflight is the usual way to keep the back rooms bright once the return is built over. In London, as anywhere, pitched roof windows are the usual choice for lofts, attic rooms, landings and vaulted ceilings.
London is the main town we list in Greater London; we also cover nearby Pimlico and Islington.

Planning, building control and London
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
See our building regulations guide for U-values, glazing limits and self-certification.

Pitched roof windows in London: questions
Centre-pivot or top-hung?
Centre-pivot windows are easy to clean and suit most rooms. Top-hung windows open out from the top for an unobstructed view and suit lower roof pitches near eye level.
Can you replace an old roof window?
Yes — replacement into the same opening is usually quicker than a new install, often a few hours per window.
Can roof windows be electric?
Yes — electric and solar-powered models open by remote and many include rain sensors.
Do I need to be at home for the survey in London?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
How do I book a survey in London?
Send your postcode and, if you can, a photo of the roof and the room. We offer a survey date when we reply.
