Pitched roof windows in Folkestone: what is involved?
We handle pitched roof windows across Kent, including Folkestone. In short: centre-pivot and top-hung skylights for tiled and slate roofs. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
Larger gardens in much of the South East mean deeper rear extensions, and deeper rooms need light from above rather than only from the doors. In Folkestone, as anywhere, pitched roof windows are the usual choice for lofts, attic rooms, landings and vaulted ceilings.
We work across Kent, including Folkestone, and in neighbouring towns such as Dover and Ashford, Kent. Access, parking and how the glass reaches the roof are all checked at the survey.

Planning and building rules for Folkestone
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
See our building regulations guide for U-values, glazing limits and self-certification.

Questions about pitched roof windows in Folkestone
Can you replace an old roof window?
Yes — replacement into the same opening is usually quicker than a new install, often a few hours per window.
Will it need building regulations approval?
Fitting a new roof window usually involves cutting rafters and changing the thermal envelope, so building control approval (or, in England and Wales, a competent-person route) is normally needed. We tell you which applies.
Can a roof window be fitted from inside?
In most cases, yes — only the tiles around the opening are lifted, and much of the work is done from inside the loft.
Will I need planning permission in Folkestone?
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line.
Do I need to be at home for the survey in Folkestone?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
