Skylight installation for Belfast: the essentials
Our skylight installation service in Belfast covers survey, supply and fit — new openings, extensions and fit-only work. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Conservation areas and listed buildings in Northern Ireland are excluded from householder permitted development, so we check before quoting. Think of skylight installation for new extensions, new openings and fit-only jobs.
We cover all of Belfast and the BT1 district, and nearby Castlereagh and Newtownabbey.

Planning and building rules for Belfast
In Northern Ireland, roof alterations come under Class B of the 2015 order: a rooflight facing a road must not project more than 15 cm and must sit at least 0.5 m from the ridge, eaves, verge and party wall. A side-facing window within 15 m of a neighbouring boundary must be obscure-glazed, and non-opening unless the opening part is more than 1.7 m above the floor.
For homes in Northern Ireland, Technical Booklet F1 sets 1.6 W/m²K (or WER Band C) for replacement glazing including rooflights. New dwellings must average 1.40 W/m²K across windows, roof windows and rooflights.
See our building regulations guide for U-values, glazing limits and self-certification.

Skylight installation in Belfast: questions
Who handles building control?
We tell you which route applies — building control approval, a building warrant in Scotland, or in England and Wales self-certification by a registered competent person — and supply the product data.
Do you work with builders?
Yes — on new extensions we fit to the builder's programme once the upstand or roof is ready.
Do I need a structural engineer?
For new openings that cut joists or rafters, a structural check is sensible and building control may ask for calculations.
How do I book a survey in Belfast?
Send your postcode and, if you can, a photo of the roof and the room. We offer a survey date when we reply.
Is the survey in Belfast free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
