Skylight repairs & leak fixes for Sale: the essentials
Our skylight repairs & leak fixes service in Sale covers leak tracing, resealing, actuator repairs and glass replacement. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Rear kitchen extensions on North West semis often have small domes from decades ago that leak or have yellowed. Think of skylight repairs & leak fixes for rooflights that have stopped opening or started dripping.
Jobs in Sale are planned around access: whether the roof can be reached from the garden, whether a hoist or crane is needed, and where we can park. We check this when we measure.

Planning, building control and Sale
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
For English homes the energy rules ask for rooflights of 2.2 W/m²K or better and roof windows of 1.4 W/m²K (or WER Band B); most modern double glazed units meet both. In an extension, glazing including rooflights is normally limited to 25% of the new floor area plus any windows or doors the extension covers, unless a whole-house calculation shows otherwise.
See our building regulations guide for U-values, glazing limits and self-certification.

Common questions
Do you charge for repair visits?
Yes, repairs are charged. We give the price before the visit.
Is it condensation or a leak?
Condensation forms on the inside face on cold days and comes back in the same pattern. A leak appears when it rains and often tracks down the reveal.
Can you fix a misted rooflight?
A misted unit means the glass seal has failed. The sealed unit, or the whole rooflight, needs replacing.
How do I book a survey in Sale?
Send your postcode and, if you can, a photo of the roof and the room. We offer a survey date when we reply.
Do I need to be at home for the survey in Sale?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
