How we approach skylight repairs & leak fixes in Monmouth
For Monmouth homes and buildings we offer skylight repairs & leak fixes: leak tracing, resealing, actuator repairs and glass replacement. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Many Welsh homes have older single-storey rear extensions where a glass rooflight brightens a dark kitchen. Typical uses for skylight repairs & leak fixes include rooflights that have stopped opening or started dripping.
We work across Gwent, including Monmouth, and in neighbouring towns such as Abergavenny and Pontypool. Access, parking and how the glass reaches the roof are all checked at the survey.

Planning, building control and Monmouth
In Wales a rooflight on a house is usually permitted development if it stands no more than 15 cm proud of the roof, except on protected land such as conservation areas and National Parks, where permission is needed. A side-facing rooflight within 10.5 m of the boundary must be obscure-glazed, and non-opening unless the opening part is more than 1.7 m above the floor.
Welsh Building Regulations expect new or replacement rooflights to reach 2.2 W/m²K and roof windows 1.4 W/m²K or a Band B rating. A revised Welsh Approved Document L takes effect on 4 March 2027; rooflights in new dwellings stay at 2.2 W/m²K.
See our building regulations guide for U-values, glazing limits and self-certification.

Common questions
Can you fix a misted rooflight?
A misted unit means the glass seal has failed. The sealed unit, or the whole rooflight, needs replacing.
Why is my skylight leaking?
Common causes are a failed seal, a membrane that has split or lifted at the upstand, a low upstand, blocked drainage or condensation mistaken for a leak.
Do you repair roof windows too?
Yes — flashings, seals, hinges and glass on pitched roof windows.
Can you work alongside my builder in Monmouth?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
How do I book a survey in Monmouth?
Send your postcode and, if you can, a photo of the roof and the room. We offer a survey date when we reply.
