Walk-on rooflights in Skegness: what is involved?
For Skegness homes and buildings we offer walk-on rooflights: structural glass you can stand on, set flush into terraces and floors. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Many Midlands semis have had a single-storey rear extension added, and a larger flat rooflight or lantern is often the change that makes it feel finished. Typical uses for walk-on rooflights include terraces where the light below matters as much as the space above.
From Skegness to Boston, King's Lynn and Fakenham, the same survey-first process applies: measure, specify, fix the price, then fit.

Planning and building rules for Skegness
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
See our building regulations guide for U-values, glazing limits and self-certification.

Walk-on rooflights in Skegness: questions
Is the glass slippery?
Walk-on glass has an anti-slip finish, usually a ceramic frit or etched pattern. Like any outdoor surface it needs cleaning to stay effective.
Will it sit flush with my paving?
Yes — the unit is set on its own upstand so the glass finishes level with the surrounding paving or decking.
Does it need a structural engineer?
Often, yes. Where the unit sits on new or altered structure, an engineer confirms the support and the manufacturer confirms the glass.
Do I need to be at home for the survey in Skegness?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
How do I book a survey in Skegness?
Send your postcode and, if you can, a photo of the roof and the room. We offer a survey date when we reply.
