How we approach dome rooflights in Beckenham
For Beckenham homes and buildings we offer dome rooflights: polycarbonate and acrylic domes for flat roofs, new or replacement. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Victorian and Edwardian terraces with narrow side returns are typical of much of London, and a glass roof or long flat rooflight is the usual way to keep the back rooms bright once the return is built over. Think of dome rooflights for schools, flats and commercial flat roofs.
From Beckenham to Bromley, Catford and Lewisham, the same survey-first process applies: measure, specify, fix the price, then fit.
What you can choose
- Fixed or hinged with vent
- Polycarbonate or acrylic
- Clear, opal or tinted
- Insulated PVC or GRP upstands
- Twin, triple or quad skin
- Smoke-vent versions available
- Low cost per unit
What to check first
- Upstand condition decides whether you replace dome only or the whole unit
- Plastic domes have a lower acoustic and thermal performance than glass
Regulations for dome rooflights in Beckenham
On commercial roofs the main questions are usually building control, fire classification of rooflight materials and safe access rather than householder permitted development. Product data for building control is supplied with every quote.
For buildings other than dwellings, Approved Document L Volume 2 sets limiting U-values of 2.2 W/m²K for rooflights and 3.0 W/m²K for roof ventilators, including smoke vents. Fragile-roof safety and access are planned before work starts.

Common questions
Do domes leak?
Leaks are usually at the upstand seal or the membrane. Replacing the dome and resealing often fixes it.
Why has my dome gone yellow?
UV breaks down older plastics over time. Modern domes have UV-protective layers, but all plastics age.
Should I replace a dome or switch to glass?
A dome is cheaper and quick; glass gives a clear view and better performance. On a tight budget, or a commercial roof with many units, domes remain sensible.
