Flat rooflights in Luton: what is involved?
For Luton homes and buildings we offer flat rooflights: fixed double or triple glazed rooflights for flat roofs and extensions. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Many South East homes have been extended more than once, and an old dome over an earlier extension is often due for replacement. In Luton, as anywhere, flat rooflights are the usual choice for kitchen extensions, side returns and flat-roofed back rooms.
We cover all of Luton and the LU1 district, and nearby Dunstable and Harpenden.
What you can choose
- Solar-control or self-cleaning outer pane
- Frame colours: anthracite, black, white or RAL
- Integral or fitted blinds
- Insulated kerb or timber upstand built to suit
- Rain sensor if paired with an opening unit
- Inner pane laminated for safety overhead
- Fixed units are simple, quiet and low-maintenance
Things we check at survey
- Rooflights count toward glazing in an extension, which matters for Building Regulations energy and overheating rules
- New openings in an existing roof need a structural check on joists
Planning and building rules for Luton
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. Replacing a rooflight or roof window can be self-certified by an installer registered with an authorised competent person scheme; otherwise building control approval is needed.
Read the planning permission guide before you commit to a design.

Common questions
Double or triple glazing?
Double glazing suits most domestic jobs. Triple glazing improves thermal performance and cuts noise from rain, which is worth it over bedrooms or where the energy calculation is tight.
Can a flat rooflight be walked on?
Not unless it is designed as a walk-on unit with structural laminated glass. A standard flat rooflight is for light only — if the roof is used as a terrace, choose a walk-on rooflight instead.
Do flat rooflights leak?
A well-fitted flat rooflight should not leak. Leaks almost always come from the upstand or membrane detailing, not the glass unit, which is why the upstand height and the way the roof covering is dressed up and under the frame matter more than the brand.
Is the survey in Luton free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
Can you work alongside my builder in Luton?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
