Hinged roof access rooflights in Falkirk: what is involved?
Our hinged roof access rooflights service in Falkirk covers hinged glazed hatches over a stair or ladder for roof terrace access. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Scottish weather is hard on roofs, so we specify rooflights and roof windows with exposure in mind and fit upstands with generous heights. Hinged roof access rooflights suit occasional roof access that also lights the stair.
Falkirk sits about 4 km from Grangemouth and 11 km from Bo'ness, and we cover the whole FK1 postcode district and the roads in between.

Planning, building control and Falkirk
Scottish householder permitted development (Class 2B, other external alterations) can cover a rooflight that projects no more than 1 metre from the roof, but the right does not apply in conservation areas. Flats and tenements are outside householder permitted development, so check with the planning authority first.
Scottish energy standards for glazing, including rooflights, use an area-weighted average of 1.4–1.6 W/m²K in extensions, so most modern units comply comfortably. Replacing a rooflight, frame included, does not need a building warrant, but the work must still meet the building standards.
Read the planning permission guide before you commit to a design.

Questions about hinged roof access rooflights in Falkirk
Does it let in as much light as a normal rooflight?
Yes — closed, it is a glazed rooflight. The frame is slightly deeper to carry the hinge and seals.
How big does an access hatch need to be?
Big enough to climb through comfortably for the stair or ladder you have. For a stair, we size it to the stair width and the headroom; for occasional plant access a smaller hatch can work.
Can it replace an old loft hatch?
Where there is a flat roof above, yes. On a pitched roof, an access roof window is the equivalent.
Do you fit hinged roof access rooflights in Falkirk?
Yes. We survey and fit hinged roof access rooflights in Falkirk and across the Forth Valley. Send your postcode and we will offer a survey date when we reply.
Can you work alongside my builder in Falkirk?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
