Roof lanterns for York: the essentials
Our roof lanterns service in York covers hipped glass lanterns that lift the ceiling of orangeries and extensions. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Many Yorkshire homes have had kitchen extensions with flat roofs, where a larger glass rooflight is a straightforward upgrade from an old dome. In York, as anywhere, roof lanterns are the usual choice for rooms that need height as well as light.
York is the main town we list in North Yorkshire; we also cover nearby Selby and Harrogate.

Consents for roof lanterns in York
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. Replacing a rooflight or roof window can be self-certified by an installer registered with an authorised competent person scheme; otherwise building control approval is needed.
See our building regulations guide for U-values, glazing limits and self-certification.

Roof lanterns in York: questions
Do they leak?
Modern lanterns are sealed systems. Leaks usually trace back to the kerb or roof membrane detail, which we form and check ourselves.
Can a lantern go on an existing extension?
Yes, if the flat roof structure can be opened up and trimmed. We check joists and the roof build-up at survey.
Roof lantern or flat rooflight?
A lantern adds height and sky from all sides; a flat rooflight is lower-profile and cleaner from outside. Our guide compares them in detail.
How do I book a survey in York?
Send your postcode and, if you can, a photo of the roof and the room. We offer a survey date when we reply.
Can you work alongside my builder in York?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
