Pitched roof windows for York: the essentials
For York homes and buildings we offer pitched roof windows: centre-pivot and top-hung skylights for tiled and slate roofs. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Many Yorkshire homes have had kitchen extensions with flat roofs, where a larger glass rooflight is a straightforward upgrade from an old dome. Pitched roof windows suit lofts, attic rooms, landings and vaulted ceilings.
We cover all of York and the YO1 district, and nearby Selby and Harrogate.

Planning, building control and York
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. Replacing a rooflight or roof window can be self-certified by an installer registered with an authorised competent person scheme; otherwise building control approval is needed.
See our building regulations guide for U-values, glazing limits and self-certification.

Common questions
Will it need building regulations approval?
Fitting a new roof window usually involves cutting rafters and changing the thermal envelope, so building control approval (or, in England and Wales, a competent-person route) is normally needed. We tell you which applies.
Centre-pivot or top-hung?
Centre-pivot windows are easy to clean and suit most rooms. Top-hung windows open out from the top for an unobstructed view and suit lower roof pitches near eye level.
Can you replace an old roof window?
Yes — replacement into the same opening is usually quicker than a new install, often a few hours per window.
Do you fit pitched roof windows in York?
Yes. We survey and fit pitched roof windows in York and across North Yorkshire. Send your postcode and we will offer a survey date when we reply.
Do I need to be at home for the survey in York?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
