Pitched roof windows for Annan: the essentials
Our pitched roof windows service in Annan covers centre-pivot and top-hung skylights for tiled and slate roofs. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Short winter days in Scotland make every square metre of overhead glass count, so rooflight sizing matters. In Annan, as anywhere, pitched roof windows are the usual choice for pitched roofs over bedrooms, stairs and bathrooms.
Annan sits about 16 km from Lockerbie and 24 km from Dumfries, and we cover the whole DG12 postcode district and the roads in between.

Consents for pitched roof windows in Annan
Planning rules in Scotland differ: rooflights are treated as external alterations under Class 2B, with no permitted development in conservation areas. Listed buildings need listed building consent where the work affects their character.
Scottish energy standards for glazing, including rooflights, use an area-weighted average of 1.4–1.6 W/m²K in extensions, so most modern units comply comfortably. Forming a new opening normally involves structural work, so check with the local authority verifier whether a building warrant is needed.
See our building regulations guide for U-values, glazing limits and self-certification.

Questions about pitched roof windows in Annan
Can a roof window be fitted from inside?
In most cases, yes — only the tiles around the opening are lifted, and much of the work is done from inside the loft.
Will it need building regulations approval?
Fitting a new roof window usually involves cutting rafters and changing the thermal envelope, so building control approval (or, in England and Wales, a competent-person route) is normally needed. We tell you which applies.
Centre-pivot or top-hung?
Centre-pivot windows are easy to clean and suit most rooms. Top-hung windows open out from the top for an unobstructed view and suit lower roof pitches near eye level.
Do you fit pitched roof windows in Annan?
Yes. We survey and fit pitched roof windows in Annan and across Dumfries and Galloway. Send your postcode and we will offer a survey date when we reply.
Will I need planning permission in Annan?
Scottish householder permitted development (Class 2B, other external alterations) can cover a rooflight that projects no more than 1 metre from the roof, but the right does not apply in conservation areas.
