Pitched roof windows for Watford: the essentials
Our pitched roof windows service in Watford covers centre-pivot and top-hung skylights for tiled and slate roofs. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Orangery-style extensions with lanterns are popular across the South East, and solar-control glass makes a big difference on south-facing gardens. In Watford, as anywhere, pitched roof windows are the usual choice for lofts, attic rooms, landings and vaulted ceilings.
Watford is the main town we list in Hertfordshire; we also cover nearby Bushey and Rickmansworth.

Planning and building rules for Watford
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. In an extension, glazing including rooflights is normally limited to 25% of the new floor area plus any windows or doors the extension covers, unless a whole-house calculation shows otherwise.
See our building regulations guide for U-values, glazing limits and self-certification.

Pitched roof windows in Watford: questions
Do I need planning permission for a roof window?
Often not, under householder permitted development, provided it does not project too far above the roof plane and conditions are met. Listed buildings, flats and some conservation areas are different. Our planning guide covers each nation.
Can roof windows be electric?
Yes — electric and solar-powered models open by remote and many include rain sensors.
Can you replace an old roof window?
Yes — replacement into the same opening is usually quicker than a new install, often a few hours per window.
Can you work alongside my builder in Watford?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
How do I book a survey in Watford?
Send your postcode and, if you can, a photo of the roof and the room. We offer a survey date when we reply.
