Pitched roof windows in Lincoln: what is involved?
Thinking about pitched roof windows in Lincoln? The short answer: centre-pivot and top-hung skylights for tiled and slate roofs. The longer answer depends on your roof, which is why we survey before we price.
Many Midlands semis have had a single-storey rear extension added, and a larger flat rooflight or lantern is often the change that makes it feel finished. In Lincoln, as anywhere, pitched roof windows are the usual choice for pitched roofs over bedrooms, stairs and bathrooms.
Lincoln is the main town we list in Lincolnshire; we also cover nearby Gainsborough and Newark-on-Trent.

Planning and building rules for Lincoln
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
See our building regulations guide for U-values, glazing limits and self-certification.

Questions about pitched roof windows in Lincoln
Do I need planning permission for a roof window?
Often not, under householder permitted development, provided it does not project too far above the roof plane and conditions are met. Listed buildings, flats and some conservation areas are different. Our planning guide covers each nation.
Can a roof window be fitted from inside?
In most cases, yes — only the tiles around the opening are lifted, and much of the work is done from inside the loft.
Will it need building regulations approval?
Fitting a new roof window usually involves cutting rafters and changing the thermal envelope, so building control approval (or, in England and Wales, a competent-person route) is normally needed. We tell you which applies.
Can you work alongside my builder in Lincoln?
Yes. On new extensions we fit once the opening and upstand are ready and coordinate dates with your builder.
Do you fit pitched roof windows in Lincoln?
Yes. We survey and fit pitched roof windows in Lincoln and across Lincolnshire. Send your postcode and we will offer a survey date when we reply.
