Skylight installation for Brecon: the essentials
Thinking about skylight installation in Brecon? The short answer: survey, supply and fit — new openings, extensions and fit-only work. The longer answer depends on your roof, which is why we survey before we price.
Many Welsh homes have older single-storey rear extensions where a glass rooflight brightens a dark kitchen. Skylight installation suits new extensions, new openings and fit-only jobs.
From Brecon to Merthyr Tydfil, Ebbw Vale and Aberdare, the same survey-first process applies: measure, specify, fix the price, then fit.
What you can choose
- Supply and fit
- Electrics coordination
- New openings with joist trimming
- Fit only (customer-supplied units)
- Upstands and flashings
- New openings in existing roofs
- Fit-only for units you have bought
What to check first
- Building Regulations approval (a building warrant in Scotland) may be needed
- Fit-only work relies on the product being suitable and complete
Planning and building rules for Brecon
Welsh householder permitted development (Class C) allows rooflights that project no more than 15 cm and sit no higher than the existing roof — but not in conservation areas, National Parks, AONBs or World Heritage Sites. Listed buildings need listed building consent from the council, and flats have no householder permitted development rights.
Welsh Building Regulations expect new or replacement rooflights to reach 2.2 W/m²K and roof windows 1.4 W/m²K or a Band B rating. Wales also has its own overheating rules (Part O) for new homes, in force since November 2022.
Read the planning permission guide before you commit to a design.
