Skylight installation in Washington: what is involved?
Our skylight installation service in Washington covers survey, supply and fit — new openings, extensions and fit-only work. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Older flat-roofed extensions in the North East are often due a new roof covering — the right time to upgrade the rooflight too. Skylight installation suits new extensions, new openings and fit-only jobs.
Jobs in Washington are planned around access: whether the roof can be reached from the garden, whether a hoist or crane is needed, and where we can park. We check this when we measure.

Consents for skylight installation in Washington
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line. Listed buildings need listed building consent, flats have no householder permitted development rights, and an Article 4 direction can remove the rights in some conservation areas.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. Replacing a rooflight or roof window can be self-certified by an installer registered with an authorised competent person scheme; otherwise building control approval is needed.
See our building regulations guide for U-values, glazing limits and self-certification.

Common questions
How long does installation take?
Fitting into a prepared upstand takes about a day. A new opening in an existing roof, including making good, often takes two to three days.
Who handles building control?
We tell you which route applies — building control approval, a building warrant in Scotland, or in England and Wales self-certification by a registered competent person — and supply the product data.
Do you work with builders?
Yes — on new extensions we fit to the builder's programme once the upstand or roof is ready.
Will I need planning permission in Washington?
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge.
How do I book a survey in Washington?
Send your postcode and, if you can, a photo of the roof and the room. We offer a survey date when we reply.
