Walk-on rooflights for Washington: the essentials
We handle walk-on rooflights across Tyne and Wear, including Washington. In short: structural glass you can stand on, set flush into terraces and floors. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
Older flat-roofed extensions in the North East are often due a new roof covering — the right time to upgrade the rooflight too. Think of walk-on rooflights for terraces where the light below matters as much as the space above.
We work across Tyne and Wear, including Washington, and in neighbouring towns such as Chester-le-Street and Felling. Access, parking and how the glass reaches the roof are all checked at the survey.
Specification options
- Integrated in paving pedestals or a timber deck
- Fixed or with privacy interlayer
- Anti-slip frit or etched top surface
- Heated or self-cleaning glass on some ranges
- Internal floor panels between storeys
- Anti-slip finish on the walking surface

What to check first
- Regular cleaning keeps the anti-slip finish effective
- Drainage around the unit needs planning so water does not pond on the glass
Planning and building rules for Washington
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. Replacing a rooflight or roof window can be self-certified by an installer registered with an authorised competent person scheme; otherwise building control approval is needed.
See our building regulations guide for U-values, glazing limits and self-certification.

Common questions
Is the glass slippery?
Walk-on glass has an anti-slip finish, usually a ceramic frit or etched pattern. Like any outdoor surface it needs cleaning to stay effective.
Can it be used inside the house?
Yes. Internal walk-on panels pass light from an upper floor or ground floor to a basement below.
How much weight can a walk-on rooflight take?
It depends on the model and size. Manufacturers state a design imposed load for each unit; we only specify a unit whose rating suits the use, such as a private terrace or a busier area.
Will I need planning permission in Washington?
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof.
How do I book a survey in Washington?
Send your postcode and, if you can, a photo of the roof and the room. We offer a survey date when we reply.
