What do sun tunnels & tubular skylights in Washington involve?
Our sun tunnels & tubular skylights service in Washington covers light pipes that bring daylight to halls and bathrooms with no window. Every job starts with a survey of the opening, the roof covering and the room below, and a fixed written price.
Stone villages inland in the North East can have conservation areas where low-profile rooflights are preferred. Typical uses for sun tunnels & tubular skylights include windowless hallways, landings and bathrooms.
Washington sits about 6 km from Chester-le-Street and 7 km from Felling, and we cover the whole NE37 postcode district and the roads in between.

Planning, building control and Washington
In England a rooflight on a house is usually permitted development under Class C if it projects no more than 150 mm beyond the roof slope and sits no higher than the ridge. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Under Approved Document L, a rooflight added to an English home must achieve at least 2.2 W/m²K (horizontal plane), and a roof window 1.4 W/m²K or Window Energy Rating Band B. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
Read the planning permission guide before you commit to a design.

Common questions
Do sun tunnels need planning permission?
Usually not on a house, provided the dome does not project too far and the property is not listed. Check if you live in a conservation area or a flat.
Will it get condensation?
Insulating the tube where it passes through a cold loft prevents most condensation.
Rigid or flexible tube?
Rigid tubes carry much more light. Flexible tubes are easier where the loft is cluttered, but lose light faster.
Do I need to be at home for the survey in Washington?
Yes — someone needs to let us into the room below and, where possible, show us how the roof is reached.
Is the survey in Washington free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
