Roof lanterns for Witney: the essentials
For Witney homes and buildings we offer roof lanterns: hipped glass lanterns that lift the ceiling of orangeries and extensions. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Many South East homes have been extended more than once, and an old dome over an earlier extension is often due for replacement. In Witney, as anywhere, roof lanterns are the usual choice for orangeries, kitchen-diners and single-storey extensions.
We work across Oxfordshire, including Witney, and in neighbouring towns such as Oxford and Abingdon. Access, parking and how the glass reaches the roof are all checked at the survey.
What you can choose
- Solar-control or self-cleaning glass
- LED lighting in the plaster box
- Aluminium or uPVC systems
- Internal and external colours
- Rectangular, square or bespoke sizes
- Slim aluminium bars, more glass

What to check first
- Plaster-box depth affects how the lantern looks from below
- Larger lanterns may need a steel or timber ring beam
Do you need permission in Witney?
English householder permitted development (Class C) normally covers rooflights that stand no more than 0.15 m proud of the roof plane and stay below the highest part of the roof. A rooflight on a side-facing slope must be obscure-glazed, and fixed shut unless the opening part is more than 1.7 m above the floor.
Building Regulations Approved Document L sets a limiting U-value of 2.2 W/m²K for new or replacement rooflights in existing homes, measured in the horizontal plane; roof windows need 1.4 W/m²K or a Band B energy rating. The Future Homes and Buildings Standards, published in March 2026, apply from 24 March 2027 and keep the 2.2 W/m²K limit for rooflights.
Read the planning permission guide before you commit to a design.

Roof lanterns in Witney: questions
How big can a lantern be?
Aluminium systems go to around three by six metres in standard ranges; larger sizes are made to order.
Do roof lanterns get hot?
They can in summer if clear glass is used on a south-facing roof. Solar-control glass and an opening vent make a big difference.
Aluminium or uPVC?
Aluminium gives slimmer bars and a longer life; uPVC costs less. We fit both.
Will I need planning permission in Witney?
Most rooflights on English houses do not need planning permission, provided they keep within 150 mm of the roof surface and below the ridge line.
Is the survey in Witney free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
