Flat rooflights in Craigavon: what is involved?
We handle flat rooflights across County Armagh, including Craigavon. In short: fixed double or triple glazed rooflights for flat roofs and extensions. The survey checks structure, weathering and orientation, so the quote reflects your actual roof.
Many Northern Irish homes have later flat-roofed kitchen extensions where an old dome can be swapped for glass. Typical uses for flat rooflights include kitchen extensions, side returns and flat-roofed back rooms.
We cover all of Craigavon and the BT62 district, and nearby Lurgan and Portadown.
Specification options
- Insulated kerb or timber upstand built to suit
- Square, rectangular or long-format sizes
- Double or triple glazing
- Plastered or lined internal reveal
- Solar-control or self-cleaning outer pane
- Pairs with an opening unit where you also need ventilation
- Inner pane laminated for safety overhead
Before you order: points to check
- New openings in an existing roof need a structural check on joists
- Needs a properly formed upstand — usually at least 150 mm above the finished roof surface (check the manufacturer's figure)
Consents for flat rooflights in Craigavon
Northern Ireland's householder permitted development allows rooflights within limits — no more than 15 cm projection on road-facing slopes and a 0.5 m margin from ridge, eaves and party walls. Listed buildings also need listed building consent from the council.
Northern Ireland's energy rules assess rooflight U-values in the vertical position — unlike England and Wales — and expect 1.6 W/m²K or Band C for replacements. Extensions follow a 25% glazing allowance in Technical Booklet F1.
Read the planning permission guide before you commit to a design.

Questions about flat rooflights in Craigavon
Do flat rooflights leak?
A well-fitted flat rooflight should not leak. Leaks almost always come from the upstand or membrane detailing, not the glass unit, which is why the upstand height and the way the roof covering is dressed up and under the frame matter more than the brand.
Can a flat rooflight be walked on?
Not unless it is designed as a walk-on unit with structural laminated glass. A standard flat rooflight is for light only — if the roof is used as a terrace, choose a walk-on rooflight instead.
How long does it take?
Fitting into a prepared upstand usually takes a day. Forming a new opening in an existing roof, including making good inside, is often two to three days.
Is the survey in Craigavon free?
Yes for new installations. Repair visits are charged, and we tell you the price before we book.
