Hinged roof access rooflights for Cardiff: the essentials
For Cardiff homes and buildings we offer hinged roof access rooflights: hinged glazed hatches over a stair or ladder for roof terrace access. We measure first, specify to the opening and confirm any planning or building-control points before quoting.
Welsh planning rules exclude rooflights from permitted development in conservation areas and National Parks, so we check the designation before quoting. In Cardiff, as anywhere, hinged roof access rooflights are the usual choice for occasional roof access that also lights the stair.
Cardiff is the main town we list in South Glamorgan; we also cover nearby Penarth and Dinas Powys.
What you can choose

Planning, building control and Cardiff
Welsh householder permitted development (Class C) allows rooflights that project no more than 15 cm and sit no higher than the existing roof — but not in conservation areas, National Parks, AONBs or World Heritage Sites. A side-facing rooflight within 10.5 m of the boundary must be obscure-glazed, and non-opening unless the opening part is more than 1.7 m above the floor.
Welsh Building Regulations expect new or replacement rooflights to reach 2.2 W/m²K and roof windows 1.4 W/m²K or a Band B rating. Wales also has its own overheating rules (Part O) for new homes, in force since November 2022.

Questions about hinged roof access rooflights in Cardiff
Can it replace an old loft hatch?
Where there is a flat roof above, yes. On a pitched roof, an access roof window is the equivalent.
Can it be opened from the roof?
Many units have an external handle or key for opening from outside. If you need that, tell us at survey.
Electric or manual?
Gas-strut hatches are simple and reliable. Electric hatches suit heavier lids, wider openings and anyone who would struggle to push a lid up.
